Due to the land's location and how it's in a corner of the highway and a dirt road, I've recently been caught up in a water district turf war. 7 years ago I granted easement rights to the city so that now that area has access to the water plant that was built across the street.

For instance one property I own appraised at $240k but the total market value from the assessment office is 80k.A quadraplex so far is hard for me to judge given that there are not many in my area and again even just being a few streets away in my township tends to change the assessments.Thanks for any thoughts/advice.

You have to make sure your roof, HVAC, furnace, appliances, plumbing, electrical, foundation, clean out piping to the street, etc are all taken care of and get a full inspection report.

It comes with an extra lot directly across the street (deeded as one lot) the seller looks like he has priced the extra "lot" into the price.

I have clear examples when schools across a street score 7 vs 10 out of 10, and there's a 25% difference in rent and property price.- proximity to parks, groceries shopping- neighborhood profile, no matter how you look at it, tenants from different "asset classes" rarely ever mix themselves.- jobs are great, however, people are willing to commute, usually close to jobs means busy/noisy, apart from Milenials who love that social interaction, older families with kids may prefer a quiet "cul-de-sac" street where kids can play freely- proximity to certain negative aspects such as railroads, flood zonesOn the inventory level, I am monitoring the supply/demand of rentals in a certain area of interest.

Fire and Police unions and their lofty compensation packages are ruining the city budget which prevents the city from cleaning up the streets in areas that might otherwise be interesting to develop.
