We are definitely starting to see a shift in the market and buyers are getting away with more favorable terms, as opposed to what we've essentially seen over the last 7-8 years (a strong seller's market).

Look at equity in % rather then $ - the ratio has shifted.

However, many areas my own for example only saw 13% shift.

(This COMPLETELY shifted my thinking, strategy, and location for the better)This is something that everyone can do, the more conversations you have with likeminded people, the more often that these types of gems will show themselves, and you will also be the one giving them as well!

Unfortunately, many people were still surprised when the fed hiked rates and the market abruptly shifted the little bit that it has so far. 

I don’t really want to do anything after spending miserable hours sitting in a cubicle (I am sure I am not the only one thinking that way), and I had to shift my mindset.

Now we've met goals for this year in equity build up, and almost there in cashflow, but am needing greater cashflow now to come fully out of my job (my wife already has), and doing this in a shifting market.

Now I do agree that it's going to be a better time to buy over the next year and the market is shifting back to a buyers market.
