I’m moving to Atlanta Georgia from Louisiana and going to buy my first property to house hack.

I am willing to do a bit of rehab if my agent can recommend a reliable contractor out there as well as a property manager. 

@Jeff Fortuna@Dan Rowley I am getting 8.5 percent cash flow that is about 60 percent tax free from the mag syndication with a cap gain coming when they start selling properties.  

If a property needs a lot of work, it might have a hard time passing VA (seller won't make any repairs to get the property sold). 

Thank you for your time. not having hte capital and no other assets to secure the property for a fix and flip is going to extremely challenging.
