If you don't mind my asking, what'd that property sell for to be able to generate that sort of income?

Just curious what sort of cash flow for single families investors are actually seeing on properties they own.

Wiring that was exposed,  drain problems and all sorts of crazy stuff. 

I got a referral a few years back and sold a 5 million dollar Multi with a 2% commish  100k large in my jeans.. with no money out of pocket LOL.. that sort of thing.

I forget how long he owned it but I'm pretty sure he lost a good chunk of money based on the listed price.There can be all sorts of issues with any pool especially one that is indoors.

I do know San Diego is pretty strict against short term rentals so obviously look up what their regulations are.You mentioned a granny flat and splitting the house, so if you're going to be having some sort of shared walls it may be best to put that in your listing as I have seen some people get negative remarks by not mentioning that the house is shared with the owner or some other tenant.As well as lining up two to three excellent cleaning crews, the easiest way to ruin your profit is to start receiving negative reviews for cleanliness and or falsely advertising what your place really is.

Sort of lame really to be honest, but if you skim through it you may end up with some nuggets that will help you sand the floors!
