One of the units was remodeled 3 years ago.Gross Rent: $3,900 ($1,300 each) Market rents in the area are $1,600.All 3 units are currently rented out to solid tenants who pay on time each month.

So, if you hear some wise guy investor say "if you don't feel bad making your offer, you offered too much" those types don't have a clue what real estate is about, they certainly aren't professionals in real estate.You just can't get there without a solid education.
