The origination cost associated with the underwriting team, loan officer, and support staff would be too high for most organizations to make the economics work on this small of a commercial loan.

Also in regards to flipping - make sure you have a very SOLID team in place.

It appraised for 106k and I rent it for 1,800 a month to the baseball team at semo.

Having a team to help find deals would definitely be ideal.

If you are on the GP team and will be receiving fees, those will have self-employment taxes.

I was even offered a job to head one of the Crop security task forces, as they are primarily looking for Airborne Rangers to lead their security teams. 

Would it be better to go with non-friends as you select your power team?  

This is one of the hardest aspects to investing out of town or out of state, as you will be placing a tremendous amount of trust in your team and this isn’t built overnight.
