Like a card player going into a game without sufficient reserves for a bad or misplayed hand, you need to bring money into this game or risk losing your shirt.

But if landlord pays any utilities then you’ll have a very hard time making any money. 1% could work if you only pay PITI, and self manage (with reserves each month of course).

For landlords, the housing costs are lower while the rents are still sufficiently high enough that you cash flow regardless.Wherever you live though, I guarantee you someone is making money in real estate right there.

If they are taking action, is it sufficient to have the property perform per the budget?

Baltimore - your future is of your own self making.You can probably tell outside of appealing my lawsuit (which I can't go into detail here about), I am so done with bmore - you can make great returns elsewhere. 

I love when an offer comes in from someone representing them self, or from a newer agent.
