I am rehabbing my own house and have done almost everything my self from painting to tearing up concrete.

He has a $5 bill monthly revolving budget with top ups if needed.A recent deal in which I have been involved in with him ( and a nice little earner for self ) has been a reverse sale of $100 mill ( well 98.7 mill ) of bulk purchased and inventoried REO's.

Rehab it your self and sell?

Obviously, in terms of the "Big Picture" there has been a crisis of secondary market confidence with regard to the enormous increase in borrower delinquencies and pending or actual forecclosures which has led to a major culling of the ranks of wholesale mortgage lenders... now probably close to 125 lenders who have closed up shop within the past 5-6 months.Actually, many of those lenders were little more than "Super Brokers" in that they relied upon warehouse credit lines or correspondent relationships with "Big Brother' lenders.It's somewhat analagous to our belief in the notion that a $100 bill is actually worth $100.

I was told by a mortgage person to get a license or certification to tell that I am self employed to get a second line mortgage.

I've been w/ these guys for a couple of months but my confidence w/ rehabs has gone up so much that I put an offer in on the house next to where we're working, which is Arabi btw, which got hit badly, and am gonna try and wholesale it using an option contract.

Here in Las Vegas the local chamber has a fairly good policy available with an association discount that allows self-employed individuals to get better rates and coverage than they could get on their own.
