I don't see the sense in putting $40,000 down on a little turn key in Ohio with $950 in rents when I could put $11,000 down on four  $40,000 little turn key homes in Ohio with $450 rents.

Property 1 has a sign in front: you call, leave a message for the agent to call back (assuming they even call back) and then you play phone tag until you eventually schedule to see the property next Tuesday.My property is next door where the prospect drives y, sees my sign, pulls in the driveway, they can call 24/7 to get info on the property, get a text with all the info about the unit, how to apply and a link to schedule a viewing right then.

As a current/prospective owner under contract to buy, you might be allowed to see the annual budget and profit and loss statement, but the board is not required to show you bank account/ invoices/ etc.

I personally see the investor/tenant relationship as symbiotic rather than adversarial and think that railing against every protection like it's the end of the world is a bit silly.

Yes i did the calcs for amortizing and see the huge benefit of interest on a deal to prospective buyer (owner financing) if I charged 6% interest.
