Sometimes that person can be in on a scam and other times they are just an innocent bystander thinking they are working with a reputable lender.The rate they are telling you means nothing  at all until they underwrite the property and the borrower and lock the rate.If they are asking you for upfront non-refundable you should have big caution.

Looks like scam/spam to me... you should maybe try filtering your craigslist leads through a form using mailchimp, constant contact....etc.

On the other hand, pretty much any post that asks for an opinion of some education program will bring out the same amount of people claiming pure scam and that the only education anyone will ever need is on BP.
