@Edison ReisIt is not illegal to request a criminal background check in Canada, however, due to the nature of our privacy law, the process is different than in the U.S.A. and the results reported back to you are not as detailed.In Canada, you cannot request a criminal background check on a tenant applicant yourself.

If you are concerned with the Due on Sale, don't transfer, have a delayed settlement for a few years or until you are ready to flip the deal; just make sure you have a good lien and title report and have the seller's deed signed and held by you, your lawyer or a title company.
