Just remember that if you do good the first time, that was just luck.

It is a slower process for me dealing with work, family, and debt, but I know I will continue to grow more each year and hopefully a lot faster with some partners.

Lesson learned, now you have the experience and can take this to the next deal. contractors can't overbid you as you know how long it will take and price of materials. take this lesson and continue to grow.

Remember it is a reserve.  

We have very little dept almost no mortgages and are looking for loans (no hard money or high interest) to grow the business.

I am confused how I hear of these investors getting a RE license and then using it to grow their portfolio.

I had bill collectors calling my house growing up and I never want to experience that again.
