I recently took an out-of-town client out to look at 8- to 20-unit properties but instead of calculating the cap rate based on the asking price, we calculated the purchase price that would give my buyer an acceptable cap based on her own projections and interests.

Here PM companies are expected to provide routine checks of properties, both the commitment and cost are baked into the service offering - so ultimately the client pays (PM fees are typically 7-10%).It still falls short of what we do in-house for our own properties (one of the reasons we are growing our own capability).

Try to find out if they are at each other's throats as if they are, you could go thru the entire Mortgage Loan process only to have one of the spouses' attorney wait until closing day and suddenly advise their client to not sign off on the sale in an attempt to extort concessions for their client from the other spouse!
