Worried that we might lose those tenants if they take issue with having a large dog in the shared outdoor space, halls, etc.And re. a deposit for this type of thing, any thoughts on what might be a reasonable range?

However from my research I've learned many investors suggest calling 3-5 contractors and requesting clear quotes. 3 people could give you a good expected range, however 5 may let you throw out the outliers at the top and bottom (really cheap), then choose from the rest after calling and checking references!

Keep in mind there is not too much available this time either, so the lower demand meets also lower supply.We have a new 4 bed single family on the east side for $2,350 and had 5 showings / 2 applications this weekend, that's a fairly good outcome in this price range, which is naturally much slower than under $1,500.One of my mantras is that the house will pick the tenants - a nice house will attract nice tenants, a wired house will attract wired tenants.
