Proximity and identification of higher worth asset pockets becomes difficult/volatile to predict.Political environment and societal expectations that can be borderline ideological with regards to the aboveIf the crime does not get under control (see the above thoughts on education, gini, poverty, etc) this will weigh on perceptions and asset values for years to comeOn the upside:Indy is positioned well as a logistics hub which fueled growth, and it has a reasonably diversified economy.There is access to high quality higher education in the area.I will not invest in Indy although I did look at it awhile back.

The property needs some repairs before I can rent it, and I’m in the process of having those repairs done.The insurance company is saying they need proof of a lease in the next 30 days or they will terminate the coverage.

i did. we verbally agree to 1000 sqft gross rent on 5 month trial for $1000 plus $160 for their portion of cmp and oil bill. with no security deposit by him and no repairs required by me.

Tenants will ultimately pay for this as quality diminishes and price increases as the offer and demand spread is compressed.It's my personal opinion that this bill was simply a way to get votes.

Generally speaking, if you borrow 100K (70k for the purchase 30k for repairs/upgrades) what will happen is this: To close they will require proof of 1yr homeowners insurance to be paid, eliminating the need to escrow it because HML are short term solutions they will probably require it to be paid back within a year.

On the couple of brrrrs I’ve done it has taken 6 months to Reno and find a quality renter so it hasn’t been an issue.
