I want to invest in real estate by using the BRRRR method.

Hello everyone,I am a newbie to the whole real estate investment world and am looking to move on my first property if possible.

I live in the SF Bay Area and have decided to buy my first single-family home.I fully acknowledge and recognize that the SF Bay Area and California (in general) may have some of the worst cash flow numbers in the entire country.I've already traveled to cheaper Midwestern states to look at real estate opportunities, but have decided to invest here in the SF Bay Area as I'm purchasing with the intention of living in it first and foremost, and then renting it out sometime in the near future when I move overseas.I'm looking for anywhere in the Greater Bay Area/Northern California region (even Sacramento & Central Valley is okay) with better than average purchase price to rent ratio, and some appreciation (if possible). 

I've accumulated a bit of capital and I'm trying to figure out the best way to appreciate on it; and real estate always struck me as a good option—a true classic.I'm from Europe, but I don't really feel location tied in terms of investments—I wonder actually, do many of you do business internationally?

BUT, in my 45 years of real estate investing, brokering, syndicating, advising, I’ve come to the conclusion that investors go in PRIMARILY interested in one or the other. 

From years of investing in Florida I have often heard that they are very difficult to work with when you need to enter a claim.

Brian,In order to answer that would be important to know what type of property primary or investment, How much and used for what? 

How do I talk to brokers when I honestly don't know what commercial category I want to invest in and am more in the stages of opportunity research?
