You all have reminded me that it's January and time to reflect on the past 12 months, update the F.S. and set some goals for 2012 - even if it's just taking a few trips!

That's more a reflection that many people who try to be real estate agents can't really cut it and move on to greener pastures.

Another big benefit is the loans do not reflect on my credit report and, therefore, have no impact on my DTI.They do charge a slightly higher interest rate (maybe .25 to .50) but I’ve been able to move my Debt Service Coverage Ratio for my portfolio above 1.5 and soon to be above 1.6…so a little more interest is OK by me.You may want to consider using a portfolio lender.Cheers,Ken

We are seeing the increase in rates reflected in the purchasing power of the buyers, so we may start moving to smaller homes in this market to adjust that build and purchase price, at least with the properties that we are currently holding and purchased at the peak of the market.

Irvington is fairly well established as a neighborhood and the pricing reflects that.

It is distressed and the price reflects its condition ($155k with comps in $200k range).

I wasn't able to find any recent posts on it that would reflect the current interest rate range that one would expect to receive/pay.

Today the spread is much wider closer to 5-6, both a reflection of today's economic circumstances and peoples desire for liquidity.
