If many people are looking to move out of areas with intense restrictions and in areas with less restrictions.

There is certainly a lot of "unknowns" and the old adage, "You can't go broke taking profit" certainly seems to be playing a factor. 

Especially when they are using a 1031 exchange so that tax benefit is playing into their ROI.

I will continue to invest in SB if possible but it is definitely an appreciation play more than a cash flow.

For me, the cash deal was cash-flow intensive whereas the creative deals kept more money in my pocket.
