There is too much to know about multis and flips (what’s the property worth, what rehab needs done, how much will the rehab cost, how to screen for tenants, do you know a property management company, how to successfully run the business, etc).

I use an excel spreadsheet and my camera phone to take pics.  

Consistent screening standards can and do eliminate 99% of welfare applicants without discrimination.  

On show 325 at 1:27:00 he mentions a web service (padlock.com) where you can enter an address and buy the owner information like phone number, loans on the property, ARV, etc....   

Pros: I can not think of any that would be better than any properly screen applicant.Cons: you are renting to the government. 

In fact the biggest perk of a vacatiin rental is that it can be managed quite easily from anywhere in the world with a smart phone.

What's your experience with the typical fees for putting together a group, screening syndicators/deals, etc.?

Overall, zoning said, just put everyone on 1 lease as roommates and thats that, however NOT in writing, just over the phone.
