We generally have a no pet policy, but did grandfather in the existing pets with the understanding the tenant demonstrate they are a responsible pet owner and follow our rules about pets.

That way it is not retaliation but rather following the agreements and courts can't (and tenants) have no legs to stand on if they claim anything else.Loved the clause too BUT add in please a pet / unclaimed animal and or vermin clause.

I have a spreadsheet with each property type and I log the rent, deposit, if pets are allowed, square footage, type (SFR, duplex, multi, apt), manager/owner, what extras are included (garage, dishwasher, W/D, etc).I have three years of this data for my rental area now.

I use the No Pets policy in my lease to validate any claim I have on their security deposit related to pet odors, or worse.So far all the pet owners that I've had have been good about their pets.

I found out during the the first evaluation the largest Health Care employer was expanding by a prospective tenant so I made moves to increase my holdings in that area. i wish there were more available as these are really quality tenants to which most stay for 3 years at minimum (per their contract with the Health Care facility)
