@Kyle JosephThere are plenty of models out there.Many are free or low cost.The real issue is knowing your market - rents, vacancy rate, expenses etc.The magic is NOT in the model but rather the data one enters into the model.Agree with @Chris Seveney

That said I'm not sure the TCO will help here because it is a meter set with PGE, not something that is a City permit issue...maybe they can allow it with a temp pole/meter but I wouldn't count on it.

You can run payroll out of the child LLCs, no issue there as I've done it with some of my clients I've worked on.
