@Roger Roth, Because 1031 is a federal statute the location of your intermediary is not as important as their performance, responsiveness, and breadth of experience. 

Then when you are secure you could maybe start investing.  

Maybe not responsible for removal costs but you should get your money back, since you paid for a service that they did not perform properly.

Hi @Nick Jordan I didn't have cleaning performed but I had Metro Heating & Cooling install central AC and they were great.

This will cover you legally if they decide to come back to you to try and recover the Security Deposit.
