Within the past 2 weeks I got 2 capital calls from different sponsors, I'm assuming that there are many deals in similar situations.The sponsors are saying, If they have enough capital to bring occupancy to 90% they will have better options to refinance or sell.

Also, net negative is ok right now as long as you are getting the enjoyment as @Tanner Lewis said.Think of it this way - uneven is the best option.

There are so many scammers out there, especially dealing with single-family home investments.By the way, I doubt you'll get much response on this platform because there are countless capital groups promoting similar deals.

From there you can drill down on properties that would be in your range and use the platforms like Airbnb to check on the health etc. 

Because this is a new strategy for them, it likely means they have fewer options for construction loans due to lack of experience.

Would it be easier to tell me how to browse to the options?

There are now a few website platforms where they list houses with assumable loans like Assumable (I think .io) and Roam.
