But then again what do I know...I thought there would be a hike the last time.Now that I am typing this though, oil is in free fall, and consumer spending is possibly falling of a cliff....so if these trends do continue...probably no hike.

We have a lot of underground oil tanks (abandoned and in use) where I am and I just account for the money for a full repair (non-disaster scenario) into my offer as @Ken Otsuka said.

If you pay full price 150k and are renting for $750 a month, this might not be a great plan "If" the market dose drop more than 20%. other issue is if your sub market dependent on 1 industry... like oil.
