The best way is to have a number of these going, and have ads runing all the time for rent to own buyers, and keep a list of potential ones so you can call them the minute you get notice from your tenant buyer or if it appears they may leave you.

Find the Trustee Sale attorneys in your area and call to see if they have a website that has all the properties that they are handling.You can actually go to one of the sites that Josh has listed, get a free trial and start clicking on properties and get their detailed information , what you will start noticing is that there are a handful attorneys that handle all or most of the trustee sales in your area.Start googling and you will find the attorney contact info.

Go ahead and sign the agreement stating that you will start making payments on the agreement as soon as you find a suitable tenant.If that doesn't work then just take an option on the property.

In actuality, we get a notice in the mail saying it will be switched over to us on such-and-such a date(usually 3-5 days).This is great, as it gives you a heads up when tenants are moving out "in the middle of the night".

If I were to try a Lease Option for say 2 yrs, I expect an Owner to want at least 6 or 7 appreciation. i may make a little on the rents and some on the option; however, when I sell, if values have declined or staid steady, I will not come out ahead.
