Is it as simple as signing paper work to transfer it or does she have to legally sell it to my LLC and if so what would we be looking at as far as being taxed on it?

Do you have someone specific you would recommend to structure the lease option that you or clients have worked with before?

In Los Angeles at least I see a lot of flips with no permits.

I work it into what I pay for the property and what I charge for rent.

Sadly, there is no precise “right time” to begin.

One has no experience with real estate, however, does have experience with managing systems with a large company.

But the steps are the same, just find a property where you ca make the numbers work and that has good upside and go for it. repeat that as soon as you have the downpayment for the next one and keep going.
