Go through your requirements, one by one, that you also listed in the ad, and confirm that they meet all of them.

those are your ethics, it may not necessarily be his... but since you did meet with him and you agreed to something it does now make it more complicated but shouldn't change your outcome.

Start asking your friends/family/people you meet at networking if they know anyone renting a room (or apartment) and ask them how much they pay each month and or what they would be willing to pay for a room.
