As long as you maintain 100 percent ownership by disregarded entities all the way up the chain it's all transparent / disregarded for Federal income tax purposes.

Alex, I am tryign to follow the chain here but bottom line any back end bank is not going to like the fact that you have no w2 income at the time you want to refinance.

You absolutely can close without title however without title your buyer wont have an easy time of obtaining future title insurance as there will be a break in the chain of insurance.
