To fill the gaps between new builds for our own account we are looking to do work for others.We are not well suited to the large volume / low return type of work (flip contractor, small remodels, etc.) but have the ideal setup and experience for new home construction, custom homes, small commercial and multi-family, and major remodels. 

I am the one taking the majority of the risk and putting in a ton of effort on the front end.

Unfortunately that is pretty much impossible to find in the major metro areas of CA

I have turned and rehabbed over 3,000 units for other companies which I imported millions of dollars of products for these rehabs.

There's a lot of product hitting the market in the next 2 years, but still very good deals to get into. 

Considered keeping it as a SFR but we needed the equity to fund a major renovation on the new place in Plymouth.

Don't think that one particular out of state market will shoot you to success or abject failure. the things I posted above happen here in Cleveland but they also happen in just about every other major metropolitan area in the Midwest and across the USA.
