I look at population trends far as growth and decline, age demographics, and very importantly is what the focus of the local government is; are they growth-focused or a bunch of lazy old "blue-hairs" doing what they've always done because that's what they've always done?

I personally prefer North End Neighborhood St Paul or parts of Frog Town St Paul, likely similar return as compared to N Minne, but to me somehow seems a little more calm & blue-collar, but I admit I haven't compared the crime stats...

I like the idea of single family investments because it's an easier exit strategy if you ever need to sell/liquidate, less disputes between tenants (no noise complaints, fighting over parking, etc), increased long term tenants (blue collar families), and I think that tenants in single family properties tend to take better care of the place like it's their own.. often times handling lawn care and other small things themselves.

Similarly aluminum wiring is commonly used for your utility distribution and transmission lines in large part because it is much lighter which makes the long runs between poles easier.
