I paid off the loan in 2021 (inheritance plus good savings from my job, and April 2022 I decided to get a HELOC do a renovation, and make the house modern and fancy (R&Q select oak  throughout, modern kitchen, took down 2 walls for open space vibe, modern electric fireplace bumpout with cabinets in veneer wood, bar in veneer wood, remodeled master bathroom, Sonos music system throughout the house.

If a prospective tenant scoffs at changing a light bulb (yes, this has happened on a tenant I inherited) probably not a fit.

@Devin Arand  If and when your parents pass, the property will/would be inherited by his heirs at current market value.

That might lessen your monthly payments and help you get some cash together for more deals.

I did this for my step daughters when they inherited properties and such with more debt than the estate had.. in some cases i was able to settle for 10cents on the dollar and others pretty big discounts.. you need to have cash though.. 

Hi,I am in process of buying two SFH, where in one instance it is inheritance while in another property it's due to a court order.

That being said, I inherited a house in Phoenix and I live in TX.
