Special Warranty Deed- Buying SFH

Hi,

I am in process of buying two SFH, where in one instance it is inheritance while in another property it's due to a court order. On the contracts it says its going to be SPECIAL WARRANTY DEED.

What are the issues I need to be aware of. What is the difference if its Special Warranty Deed? Will I be liable for any leins, leases, claims etc?
