Hi All, My wife and I purchased a 2 Family (with additional basement "owners-suite") in Bayonne, NJ in late 2019  which we currently owner-occupy.

Too many people cheer for new investors based on useless information and I only envision new investors realizing they lost money when it was too late, or they realize they made huge mistakes, could have done much better, but it is too late because now they are disillusioned and hate real estate investing with a passion.Back in the 1980's, I lost almost $2 millions because of exactly what goes on in forums.

From what I’m seeing lately, I believe they will get more than their target price if it goes to market.

A little too late, but will do in the futre if the numbers work.

I got in late 2019 on a 5/4 home.

Since last year due to covid they have been late.

It’s a small 3/1  late 1950’s ranch.

Unfortunately this area is rife with property crimes like folks jumping fences late at night and taking whatever suites them.

You can be nice to them, waive  late fees, work  out payment plans to avoid evictions, etc... but when it boils down to money, it's jeckle and hyde and they will be after your throat, so trust me-- I understand!
