New Jersey -Multiple Dwellings Law (NJSA 55:13:1A-1) Exemption
Hi All,
My wife and I purchased a 2 Family (with additional basement "owners-suite") in Bayonne, NJ in late 2019 which we currently owner-occupy. We recently received a letter from the NJ Bureau of Housing Inspection about registering the property under the Multiple Dwellings Law (NJSA 55:13:1A-1).
It appears this law only pertains to 3+ Unit multi family properties, which begs the question why we received it in the first place. Upon further research this la also has an exemption clause for owners who meet the following criteria:
Criteria:
1) The house must have less than 4 Dwellings'
2) Two or more exterior walls not adjoined to any other property'
3) If the house is 3 units, one must be occupied by the owner.
Can anyone share their experience in applying for exemption from this rule? Will the state require an inspection to verify if do meet the above criteria?
Also, I am trying to understand why I would be receiving such a document in the first place since my home is considered a two family in Bayonne, NJ.
