The owner lived up in Broward and was getting a little tired of driving down for every nuisance call from the city since it had been uninhabited for years and was constantly attracting stragglers and bad attention.So here are the numbers:Purchase price: 76KRenovation costs: 125KAll in cost of 201K.Listing price: 320K with multiple offers (move in ready Miami houses in the 300's basically don't exist)Approximate profit before commission and closing costs: 120K.So for all my Miami and SF investors there definitely are deals out here all I have to say is I'm here and I hoping that this inspires you to seek me out so we can do business together!

I've had qualified.. tenants tell me they cannot rent month to month because they have children and they cannot risk any type of notice to leave within 30 days because the kids are in school also some people think it's a red flag when you go month to month because you're ready to sell the property I think it depends what market you're renting into, higher end markets are generally yearly mid - lower markets are both I would advertise the props as both and then qualify them as per there references you cannot qualify a 750 applicant the same as a 500 applicant.However read up on the California laws just to make sure.
