My Ethics answer is more of a personal measurement guide where you ask yourself:1- How would you feel if someone did this to you?

The investors who actually see their off-market deals are the ones that:1) Kept calling back, meeting with them in person, and building a relationship2) The broker(s) know can close a deal3) Are experts in the market and asset class4) Are very responsiveThere are guides and strategies on building relationships with brokers on BP, which you can research.

You absolutely should do as Will suggests above and line a team up who can guide you.

This is a great forum with very knowledgeable members that will help to guide you in the right direction.The site has quite a few tools that can be helpful for new members.
