As for the credit, I keep hearing that score does not matter, but then why have virtually all of the problems I've had with renters (late pay, not following rules of lease) so far been with people with scores below 600?

But if they leave furniture, a dinner plate hole in the wall or leave fridge a mess etc.. then yes i will charge them against the security deposit and i only see being upfront a great help in setting expectations.

Seems like it would be a heavily used loophole to circumvent rent ceilings...fill the apartment with cheap furniture, then charge X amount over the rent ceiling as the "furnishing fee."

They are reluctant to open someones closet full of clothes, and hey, that closet might be a selling point.An upside to showing an occupied unit is it helps people visualize furniture arrangements and stuff like that.

Ahhh, those were the days...Now just getting someone to talk to you (let alone someone who knows what they are doing) is virtually impossible.I think you might get some traction with this strategy at a small local bank, but the successes will be few and far between because few of the defaulted loans are with such banks.
