Buy a cash-flow positive property (after factoring in expenses, vacancy, etc.) and you will more likely come out on top as long as your hold duration is long enough.

Turns out we were right and no lateral on our property so again after much hand wringing etc they extended the valve and placed a lateral into our property.

If things don't add up, matchup, they don't meet the income threshold, background check doesn't check out, or there is unwillingness to be forthcoming on even the most basic of information, then I don't extend and invitation to tour the property.

If you're ok w/ some equity being tied up for that duration, you may benefit from getting this under a low rate (4.75% - 5.875%, 30 yr fixed) w/ only 20% down.

Also... find a property before you sell, the window to buy during a 1031 can be extended to 180 days max, and inventory is almost non-existent.But where are you going to find something for $362k which is going to make ANY money?

I really have very little knowledge of these, but if I COULD couple that with the extended lease back/purchase price reduction, that would take my base hit to a home run.I need to make sure my contract documents and covers all aspects of the home: condition, vegetation, fixtures and features etc, making sure I cover my liability for any damages they may cause in thier stay as much as possible.
