The asking price is $349,900I've estimated $150,000 for rehab cost. ( $100K interior and $50k on exterior landscaping)  Cost could be a little higher given the issue that there is currently no onsite parking. 

We are making a few hundred dollars each month cash flow and the value of the property is raising due to expansion and growth in Nashville.

Rest of yard landscaping?

Things get left out for whatever reason-like water and sewer, garbage, landscaping, snow removal; on and on.

I've had the same problem with a couple of wood laminate floors that were not installed with expansion room around the perimeter. 

Added another living space, rehabbed the whole yard and landscaped.

The bathroom will receive a new sink and mirror, and the exterior will be repainted in the spring with new landscaping for curb appeal. 

Our fee includes water and trash along with the other obvious items (Landscaping, maintenance, repairs, security, etc.) 

I've done retail leasing and expansion in SF and Seattle.

Anyone in the southwest Houston or Sugar Land area have a landscaper they feel comfortable recommending?
