AND, all those boomers, myself included, who have their taxes frozen at 65 are reluctant to sell as well because swapping houses will most likely cause their tax bill to increase since they are currently enjoying somewhat locked in taxes year to year now.

@Shawn Mcenteer I agree, but here is the thing, I am not committed and consistent with working with seller and buyers but I love looking for deals and analyzing, I enjoy talking to investors and pick their brain and see what they do, how they do it and what their goal is and enjoying that makes me work harder and be more focused.

also, my properties perform pretty well (both in terms of cashflow and appreciation), which makes managing them much more enjoyable (the job would be pretty miserable if you're not making much money, or losing money).I would assume you're correct -- that people who have C and lower properties (or properties that don't make much money) often drop out pretty quickly...managing a D property would be extremely stressful and difficult--not a job I'd want (not for any amount of cashflow)!

Once I start having some success there, now I don't look at California and get disappointed, now I just enjoy exploring creative strategies and making my network in different states, and talking with amazing people making money in unique ways.
