I know that jobs, population growth of high income demographics, permit & land restriction, warmer weather with a good lifestyle, all have an influence in faster capital appreciation in real estate. 

Hello Aaron,If you are OK with the change in lifestyle (smaller living space, tenant on premises), I think this is a great strategy to utilize!

I am a recent convert to the FIRE lifestyle, and am doing pretty well in most areas except rental property income.

However, like most, I finally was honest with myself and came to the conclusion that it's not what I really want to be doing, and it is most definitely not a passion or lifestyle I care to continue. 

However, for my lifestyle, job, etc. it's not the end of the world and the house will likely be my retirement fund someday.

@Jeffrey Anderson Just out of curiosity, apart from maximizing returns do you have a preference on your own lifestyle between having a LTR roommate vs MTR roommates? 

The suburbs on the West side of Raleigh are very desirable due to the fact that they are built up and some of the lifestyle factors they offer.

The notion to sell one's home and buy another home in a peak market, but irrational, emotionally-based decisions are justified with the logic that they are getting their "dream home" or its out of necessity for a new lifestyle home (single level for seniors).
