@Thomas Harr I’m always an advocate for holding but if you have another deal or 2 you could jump into it could be worth considering selling (but only if you can 1031 it), especially if you are starting out and want to jump into more deals and rid yourself of your preliminary debt.

I believe the dirt that gets stuck in the stumps makes them impossible to burn effectively, therefore it’s better to cut your tree low and do any necessary grinding.

I know that these numbers do not effect each other.

Think it won't effect A and B areas--look at the BMW 7's and Escalades tooling around in the tough neighborhoods (they have more than enough money to spend).Forcing people to unknowingly house dangerous hard to deal with individuals (between prison sentences) is harsh. 

In this way the land would be effectively free for the duplex units as it was aquired as a part of the BRRRR. 

The best way to price your listing effectively is to look up other comparable Airbnb/VRBO listings in our OBX market (size, bedrooms/sleeping capacity, bathrooms, town/neighborhood, proximity to beach/sound, pool/spa, amenities, elevator, etc) and price your property with competitive/similar pricing.
