I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

The SFH, however, will appreciate with or without cash flow.I also agree with the observation about the 1% rule.

The only thing you need to watch out for is the 50% rule.

Eventually, you begin to develop  detachment as a survival mechanism.Some people find it really easy for others it is an adjustment to work in this space and see the reality.  

The 50 house rule would save a lot of investors a lot of money.

The easy part will be showing it is their fault (you can see in the picture they bore right through my sewer pipe as the cables run right through it, almost dead center through it).It also took a lot of my time.  

The historic status is often a blocker to easy changes and adding value.

If I was to return to Denver I wouldn’t look to live in this house.Should I rent for the next 2-3 and sell just before the 2 of the last 5 years rule?

I am sure it's also upstairs.... how easy is it to remedy this?
