I had a vision of how it would be if I "made it" in REI.It destroyed any doubts and hesitations and I decided to do it, go for it, never give up.So Yeah, I would do it all over again.

Not to be too gloomy, but people have destroyed their marriages and/or killed themselves after getting buried under crushing debt that they had every intention of using to become wealthy. 

I love the idea though, it's basically like a NNN lease in commercial real estate, but a bit less scary IMO (since if one tenant leaves, you still have another 50 and there's not too much for them to destroy should they get angry at you).Anyway, see you around BP

There are pros and cons to the program but overall I've had a positive experience and none of my properties have been trashed/destroyed by tenants.Most of the deals I'm doing in Detroit are SFH's in the $70k-$90k all in including a cosmetic rehab.

So they can move in in November and pay only 1/6 of security and then stop paying and destroy your property without recourse until March.

Everything costs like double, and then you have other problems like expensive accessories, kids can't use it for gaming, drivers for some devices are inadequate, etc.The comments here make me think people are buying a $300 Best Buy Windows laptop that runs like crap, and then buy a $1800 Macbook pro that's amazing in comparison...of course the Mac is going to destroy the Windows laptop in that scenario, it has an SSD drive, faster processor, etc. 

One natural disaster or financial crisis can destroy rental income for years in a given market. 

In fact, with 25+ years of flipping and investing, I have never had a claim other than a roof due to hail damage years ago.In early August I had a tenant who left a pan of oil on the stove and the subsequent fire destroyed the property.
