Costar is the best.Loopnet is cheaper, but also owned by Costar.I don't think any of the second tier platforms are better, it just depends on local market and what you prefer in UI.

Outside of the third party agency that has filed my entities in the past, I have also worked with incfile.com - where all necessary information is presented/accessible to you at all times & your registered agent is taken care of through the platform. 

Having a local lender is just not that important anymore - there are lots of great lenders and brokers that have national platforms and can originate a loan perfectly fine w/o meeting at a brick and mortar location.
