Your local REIA's are a source of team members and referrals.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.

But, like everyone else has mentioned get out to your local REI meetings they are always your best source of information going on in your local investing marketplace.

I want to keep tenant sourcing to myself for the reasons many have mentioned.

If your intention is to simply use it for a single property and never utilize a partner and never bring in another member to the LLC then an operating agreement may not be critical.
