I currently was looking at a fourplex to invest in; the only issue is that all 4 of the units were running off two electrical meters, one water heater, and two AC units.

So basically my tenant is asking to get meter readings for electricity, water and sewer the same month her lease ends.

Most of them are from people who know zero about the real estate business and they want to sell raw land in the middle of the desert where there are no roads, no markers, no electric within 20+ miles, no water and even the people wanting to sell this land can't identify the location of the land even if they were very close to it.

Where, is there water nearby, sewer or septic and is the run down or up hill? 

There was a small water leak under a toilet in a rental property I own.

@Jayden Hamilton there are a lot of websites, Cozy was free and now is switching a lot of their services to completely apartments.com due to the buy out of Cozy by apartments.com. 

This isn't all hypothetical, in 2018 rates hit a 7 year high water mark, a non-trivial bump in the overall 40 year pattern.

Mine has roof, floors, hvac, hot water heater, appliances, bath and kitchen remodel.

Put in a new support wall outside, new roof, fixed walk around porch, new HVAC system, 2 new bathrooms done in the historic style in one and not in the other, new water line,  new floors, fixed wall that was fallen 6 inches from second story to foundation, replaced termite damaged foundation beams, paint and cosmetic stuff, all new plumbing, lots more.

The land needs water service, electricity...
