I understand in most cases a seller can't have all three scenarios (price, convenience and speed) but hypothetically speaking if we agree to a contract price of $350,000, I bring it to my buyers and someone offers $400,000. 

build it the same on the upward slope as you do the downward. as a matter of fact, that would make an easy garage under it, just maybe an added cost of putting an elevator in for convenience. this way the house is also overlooking the one below.

This might not provide 40%-50% annual returns that some might try and promise you but the risk-adjusted returns you could achieve by doing this would far exceed the gamble of betting on one 1 or 2 fix-and-flips or making a couple hard money loans.

They sometimes find it more convenient to site the owner and enrich their coffers rather than go after a deadbeat tenant.All of that said, you can't change the terms of the lease during the lease.

You could gamble and aim higher like A/B+ class but those properties are at least $170-200K asking in Indianapolis.

If that's the case, you may be in good shape, but often the new piping is only installed where it's convenient to do so, like in the basement.
