Many wholesalers are moving to the suburb towns of Nashville in search of less competition (dickson, white's creek, goodlettsville, etc)

All depends on your motivation to own it and what you think your competition (other buyers, if any) will be offering.

So you'll either need to fix them up to be competitive with newer homes or drop your price to be competitive with other older homes.

Many of your choices boil down to what the competition is offering in your neighborhood.

I would usually go with higher end finishes to either match the competition or stand out from it, but if you are in an area where the higher price point won't be supported then you don't do it.

I am absolutely not interested in tax liens - have no time to deal with this very competitive market with my limited funds. 

Many of these properties become REO and when they re-hit the market you will have a shot at them but you will also be in competitive bidding wars on the good ones. 

Others have said it's fairly competitive.

Alex.Take it from me that there is a lot of competition from investors right now in buying listed properties in the twin cities.  

In other words, this is a good problem to have and likely not one you will run into in this competitive market (unless your offers are too high which means you have a whole different kind of problem - a bad problem so go learn your numbers better).
