There is no state law that prohibits 2nd liens...if that's what you are asking. 

So check your operating agreement and consult with an attorney knowledgeable with Delaware law (or whatever state it's incorporated in).

Typically when you sell the title company requires forms to state if you are foreign or not, your ID, and they want to send 15% or 10% or (20% for long term) to the IRS at closing.

If I'm out-of-state (from NJ), how could I trust the property management team? 

The State of South Carolina is a nightmare to deal with on your own trying to stay compliant. 

@Brandon Gall if it’s domestic abuse, in my state they can provide copy of protection order and give notice without penalty, and if abuser is only occupant left, you can then give notice to them.

@Austin Nicol In our opinion, the Class of tenant drives everything.So, figure out which Class of tenants are attracted to which Neighborhoods in a city.
